Da er meistens frei gew\u00e4hlt werden kann, lohnt es sich die Situation im Voraus analysieren zu lassen.<\/p>\n\n\n\n<p>F\u00fcr die Gewinnsteuer gilt der Vertragszeitpunkt, bzw. die Eintragung im Grundbuch. In der Steuererkl\u00e4rung sind diese Daten zu belegen, werden jedoch oft gerundet, z.B. auf volle Jahre der Besitzdauer wie im Kanton Z\u00fcrich.<\/p>\n\n\n\n<p>Der Einfluss auf den Steuersatz kann vielf\u00e4ltig sein:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>H\u00e4ufig ist eine maximal Besitzdauer definiert, nach der die Steuer nicht weiter reduziert wird<\/li><li>Umgekehrt kann eine extrem kurze Besitzdauer zu zus\u00e4tzlichen Aufschl\u00e4gen f\u00fchren<\/li><\/ul>\n\n\n\n<p>Werden mehrere Immobiliengesch\u00e4fte im gleichen Jahr get\u00e4tigt, werden zB.
